You can join either Partner Space plan and make your space available for short-term bookings while remaining open to a long-term tenant. If Gentle Ground facilitates a qualifying long-term rental of 6 months or more, a one-time $200 facilitation fee applies to that long-term arrangement, and the monthly Partner Space plan will no longer apply to that arrangement.

The core Partner Space support is the same.

The main difference is how you pay:

Performance: $89/month + 15% commission

Fixed Support: $120/month + 0% commission

Performance has a lower monthly fee but includes commission on bookings. Fixed Support has a higher monthly fee but no booking commission.

If your space offers short-term / hourly rentals, you can join either Performance or Fixed Support even if you are also open to a long-term tenant.

If a renter introduced through Gentle Ground later enters into a qualifying 6+ month rental arrangement, the $200 Long-Term Placement / Facilitation fee applies and the monthly plan stops applying to that long-term arrangement.

The No-Rental Promise applies to Performance and Fixed Support Partner Spaces.

Your monthly plan fee is waived for the following month if you receive zero qualifying rental bookings through Gentle Ground during the current month.

The No-Rental Promise does not apply to:

• Long-Term Placement / Facilitation

• Space Spotlight

• Spaces that are unavailable for bookings for part or all of the month

• Spaces that have restricted availability or do not provide reasonable booking availability

• Long-term rental arrangements

• Bookings cancelled or declined by the Partner Space

The No-Rental Promise is not a guarantee of rental income or a guarantee that your space will be booked. It is a commitment that Gentle Ground will provide the agreed Partner Space support and promotional efforts during the period of your active plan.

Our goal is to make renting out your unused space as low-maintenance as possible. For short-term rentals, Gentle Ground manages the listing, enquiries and bookings through our platform, so you don't have to handle every enquiry yourself.

You simply provide the space, keep it ready for renters and receive the rental income.

For long-term rentals, we handle the listing and help bring suitable enquiries to you. You’ll only need to manage the viewing, negotiate the terms and finalise the rental agreement.

Building bookings takes a little time, especially when introducing a new space or location.

When a beauty or wellness professional discovers your space, they may need some time to see if the location, facilities and pricing are right for their business. They may also need time to let their existing clients know about their new location and transition their bookings.

This means it can take time for bookings to build, even after the right renter has found your space.

Our role is to make the process easier by getting your space in front of the right beauty and wellness professionals and helping you turn unused space into an additional income stream.

This depends on how your space operates. If your space is already staffed or accessible to renters, you can rent it out without needing to be there for every booking. We'll discuss your setup during the space review and make sure the rental arrangement works for you.

If your space is available for long-term rental only, you do not need to join Performance or Fixed Support.

You can use our Long-Term Placement / Facilitation service for $200 one-time for a qualifying 6+ month placement.

For long-term rentals, the space owner handles the viewing, negotiation, rental terms and final agreement directly with the renter.

The No-Rental Promise is specifically for the short-term / hourly rental model covered by Performance and Fixed Support.

Long-term placements are handled separately through our Long-Term Placement / Facilitation service.

Space Spotlight is a $199 one-time promotional service designed to give your space additional exposure.

It can be used by spaces looking for short-term renters or long-term tenants.

It is separate from the ongoing Partner Space plans and does not include ongoing booking management.

Existing Performance and Fixed Support Partner Spaces can use Space Spotlight when they want an additional promotional push.

Partner Spaces retain control over their space and can review renter requests according to their own availability, requirements and house rules.

However, Partner Spaces are expected to keep their availability reasonably accurate and honour confirmed bookings.

Depending on your plan and campaign, your space may be featured through the Gentle Ground website, social media, renter enquiries, promotional content and other relevant Gentle Ground channels.
