Creating a great experience for renters starts with a clean, welcoming, and well-prepared space.

The small things—like a tidy workstation, fresh linens, or a friendly welcome—can make a big difference and encourage renters to return.

This guide shares our recommended best practices before, during, and after every booking.


BEFORE EVERY BOOKING

Prepare Your Studio

Present your space as you would for your own clients.

Before each booking, we recommend:

  • Clean and tidy the space.

  • Ensure furniture and equipment are clean and in good working condition.

  • Turn on lights and air conditioning before the renter arrives.

  • Make sure the studio smells fresh and welcoming.

  • Empty rubbish bins.

  • Ensure any advertised amenities are available.

  • Check that entry access (keys, keypad, or digital lock) is working correctly.

First impressions matter—for both renters and their clients.

Treatment Beds & Linens

If you're renting out treatment beds, we recommend:

  • Fresh bed sheets.

  • Fresh towels (if provided).

  • Clean pillow covers.

  • Sanitise the treatment bed between bookings.

  • Remove used linens promptly.

A clean treatment area helps renters feel confident serving their clients.

Prepare the Workstation

Leave enough space for renters to work comfortably.

Where possible, provide:

  • An empty trolley or side table.

  • Clear counter space.

  • Easy access to power outlets.

  • A chair or stool (where appropriate).

Remove unnecessary personal belongings so renters can quickly set up their own equipment.


ON BOOKING DAY

Welcoming First-Time Renters

A friendly welcome helps renters feel comfortable and confident using your space.

For a renter's first booking, we recommend:

  • Welcome them to the studio.

  • Verify their photo ID.

  • Show them their allocated workstation or room.

  • Point out shared facilities such as bathrooms, Wi-Fi, or pantry areas.

  • Explain any Studio House Rules.

This orientation only needs to be done on their first visit.

During the Booking

While renters are serving their clients:

  • Respect their privacy and workspace.

  • Keep shared areas clean and professional.

  • Be available if assistance is required.

  • Avoid interrupting treatments unless necessary.

Remember that your renter is operating their own business during their booking.


POST BOOKING CARE

After the Booking

Once the booking ends, and before the next renter arrives:

  • Check the workstation.

  • Wipe down surfaces.

  • Remove rubbish.

  • Replace fresh linens where applicable.

  • Return shared equipment to its proper place.

  • Prepare the station for the next renter.

A consistently well-maintained studio encourages repeat bookings.


Going the Extra Mile

Small touches can create a memorable experience and help your space stand out.

Some ideas include:

  • Drinking water

  • Coffee or tea station

  • Phone charging point

  • Full-length mirror

  • Ring light

  • Good lighting for before-and-after photos

  • Wi-Fi

  • Pleasant studio scent

  • Clear signage

  • Fresh plants or flowers

These aren't required, but they can make your studio more appealing to renters.
